New homeownership will be within reach for more hard working families in Seward, with $478,800 of Nebraska Affordable Housing Trust Funds from the Nebraska Department of Economic Development. The funds will be used to construct 10 single-family homes in the Heartland Park Estates Subdivision with downpayment assistance. Only the first 10 qualified homebuyers will be able to use these funds to purchase a brand new home.
"The City of Seward has worked diligently to create economic and community opportunities for its residents. Workforce development housing is vital to our existing and future major employers. We welcome funds that will increase our supply of work force development housing and help our hard working families attain homeownership," states Mayor Glawatz.
Midwest Housing Initiatives, Inc., (MHI) a non-profit organization dedicated to affordable housing, will use the funds to buy down the cost of the homes ranging in price from $149,000 to $152,000. MHI will also provide up to $30,000 of Downpayment Assistance per home to income qualified families. One half of the Down payment Assistance is forgiven over 10 years, and the other half is paid back to MHI at the time the home-buyer sells their home.
The program will offer three attractive 3-bedroom housing designs ranging from 1,200 -- 1,400 sq. ft. The homes will have two car garages, at least 1 ¾ baths, and unfinished basements designed with ingress/egress windows and bathroom rough-ins.
Homebuyers must contribute $1,000 towards the closing costs and attend a homebuyer education course. Income qualifications apply and will depend on family size. For example, a family of four can earn up to $64,000 annually.
"These Heartland Estates homes will complement the Seward County Housing Corporation's Down payment Assistance Program for existing homes, by offering affordable newly constructed homes to higher income levels than our program allows," states John Blomenberg, President Seward County Housing Corporation.
"There is a growing need for affordable housing in our state, so I congratulate all the partners who are helping bring this program to Seward," said Gov. Heineman.
Excel Development Group will be the developer and assist Midwest Housing Initiatives, Inc. with administering the program.
