The Porter Estates project will consist of the construction of eight duplexes, for a total of 16 units for households with at least one senior 55 years of age or older. All duplexes will have 2 bedrooms with 1,034 square feet of living area, plus a 292 square foot garage and a 53 square foot storage closet on the back patio for a total of 1,379 square feet.

The project will be constructed on two sites, of approximately 1.71 acres. The former Beatrice Community Hospital, which sits on one city block, will be torn down and 12 of the 16 units will be constructed on the north half of the block. The four remaining units will be constructed on two lots adjacent to the former hospital. One lot is vacant, the other contains a vacant medical office building that will be demolished. The site is located 0.1 miles from the Gage County Medical Center, 3.1 miles from the Beatrice Community Hospital and Health Center, 1.6 miles to grocery shopping, and 1.2 miles to retail shopping.

The units will be one level, with zero entry design, with rear patios and raised garden beds for each unit, and an attached single car garage. Exterior features will include partial brick, shutters, landscaping and lawn sprinklers.

Unit amenities will include: washer and dryer, dishwasher, refrigerator, microwave, and an enclosed, secure storage closet for each unit. All units will meet the 2009 International Energy Conservation Code. The units will rent for $455 per month. All 16 units will be restricted to households with incomes of up to 60% of the AMI.

Leasing TARGET date is 2018 (but may change due to weather, demolition and construction schedules). We are currently adding names to the waiting list and will complete a full rental application, credit/criminal background checks and income qualification when we are close to having the units ready for occupancy.
